We are pleased to announce that Keeran Mechanical Services LLC was a recent recipient of the 2007 Energy Retrofit Craftsmanship Award, presented by the American Subcontractors Association of the Miami Valley and the Dayton Builders Exchange. This design-build project has benefited the customer more than $25,000.00 in energy savings (Gas and Electric) during the first year after completion.
The mechanical equipment and control re-design started with a 1960’s era building having (6) air handlers with multi zone systems, minimum fresh air ventilation, pneumatic controls, (6) individual boilers and (6) chillers. The boilers and chillers were running simultaneously all year to maintain zone comfort. The building was uncomfortable and a real energy hog.
The first task major was to improve the indoor air quality and to make the building more energy efficient by utilizing fresh air for cooling and ventilating the space. This was accomplished by custom designing new economizers to fit the existing air handlers. These air handlers had been out of production for many years and factory built economizers were not an option. The building also had to be altered to allow for this type of installation. The existing minimum outside air ducting was removed, the wall openings were enlarged, the brick was supported with new lintels, and new air intake and exhaust air hoods were fabricated, additional interconnecting ducting was installed, as well as modulating dampers and a Honeywell LCBS control system. Now with full economizer capability the chillers could finally be shut down for the first time in mild weather.
The control scenario was completed by replacement of all of the existing zone sensors and mechanical room sensors and wiring them into the new Honeywell Direct Digital Control System. A heating and/or cooling by demand of zone scheme was utilized in the direct digital control programming design. Now instead of maintaining a heating coil and cooling coil 24/7, heating and cooling modes were selected based upon zone demand, return air and outside air temperatures.
To make the system most user-friendly a Honeywell’s “Lonstation” end user software with graphics was installed on the customers on site computer allowing full monitoring of space temperatures, set points and time schedules. Remote monitoring and programming capability was also added by using a Honeywell Rapidlink telephone line interface.
